Abbeyfield Dulwich is a comfortable, sheltered residence on a quiet residential street in Herne Hill, South East London. Initially two adjoining Edwardian houses, the building has been redesigned as a large, safe, and secure environment with a homely, communal feel.

The house features six apartments, a studio flat, a shared dining room, and a large garden. Abbeyfield Dulwich is open to elderly people who feel isolated or insecure and need support. For example, we offer two home-cooked meals per day in the home.


Some of our residents have lived in the area for many years and have family living nearby; others come from further afield.

Abbeyfield Dulwich is approved and regulated by the RSH, Regulator of Social Housing.

Abbeyfield Dulwich is not a care home so nursing and similar care cannot be provided. We are not set up for couples, wheelchair users, people with serious memory problems or a diagnosis of dementia or Alzheimer's. There is usually a housekeeper on site but we cannot guarantee they will always be available outside their working hours.

There is no ramp access but we do have a stairlift for those first floor residents who find it difficult to use the stairs, but we have to be mindful of ease of exit in the case of fire. If you cannot exit the building safely then Abbeyfield Dulwich is not right for you.

All residents wear a personal safety pendant which is monitored and there is a monitored fire alarm.

We hold 6-monthly meetings with residents and their sponsors/relatives to ensure we are meeting residents' needs and are aware of their current medication and any worsening of their health or mobility.

All our residents are fairly active and we cannot offer accommodation to anyone with serious memory problems or serious mental health issues. If you are diagnosed with dementia or Alzheimer's while you are resident with us then you will need to seek alternative housing and we can offer advice here. Our notice period is 2 months.

At Abbeyfield Dulwich , all residents are invited to participate in the various activities offered throughout the week. Volunteers accompany residents on short trips or to the shops; jigsaw, games mornings, and seasonal activities are also offered. A sunny terrace (with an awning and outside furniture) leads onto a pleasant garden.
